The townwide averages hide something important. Entry-level condos are softening in the buyer’s favour. But architecturally distinctive homes and mountain-view lots keep setting records. Canmore’s highest-ever detached sale closed at $8,675,000 in the past year. So “rising inventory” doesn’t mean falling prices everywhere. It means two different markets are moving in two different directions at once.

Why the Extra Inventory Isn’t What It Looks Like

This inventory growth isn’t organic cooling. It’s a supply event. Three Sisters Village Phase 1 is delivering units right now. Spring Creek is nearing completion. STR resale inventory will likely expand too, as new projects reach occupancy. Once buyers absorb that supply, Canmore’s core problem comes back fast. The town sits boxed in by national park and provincial land. Almost no greenfield land remains outside Three Sisters.

Here’s the part worth tracking closely: residential absorption tends to predict commercial demand about 12 to 18 months later. Every new home in Three Sisters, South Canmore, or Larch eventually needs a coffee shop, a clinic, or a gym. Watch where people are actually moving this year, not just where prices drift. That tells you which commercial pockets will tighten next, often before the listings data catches up.

Don’t let 2026’s softer residential headlines fool you into thinking the whole market cooled. Canmore’s land constraint hasn’t gone anywhere. It’s just catching its breath before the next wave of construction pushes demand higher again — and by the time that shows up in the numbers, the best space will already be gone.
