What those pages won’t tell you is how fast that space disappears. Retail is the largest category of leasable space in town, with office a distant second. That sounds like healthy supply. It isn’t. New buildings like PARC on Railway Avenue lease up within months. Tenants aren’t browsing here. They’re racing each other.

Why Canmore’s Landlords Hold So Much Leverage

Canmore’s commercial land base is essentially fixed. Outside Three Sisters Village, almost no undeveloped commercial land exists in town. And Three Sisters is releasing land in controlled phases over the next decade, not all at once. That makes Canmore different from most Alberta markets. Elsewhere, new supply erodes a landlord’s leverage over time. In Canmore, supply barely moves. So leverage barely shifts either. Rent increases here tend to hold even when the broader Alberta market softens, because no competing new-build product exists to pull demand away.

Negotiate Term, Not Just Rate

Most tenants focus on rent per square foot. That’s the wrong lever in this market. Lock in renewal options now, while landlords still grant them. That protects you better than a slightly lower headline rate, because space will only get scarcer over the next three to five years. A five-year term with two five-year renewal options is becoming standard in new Canmore builds. It’s worth more than you’d think.

Look Beyond Downtown

Don’t assume “no availability” just because downtown looks full. Bow Valley Trail and industrial-zoned bays are quietly absorbing overflow demand. Businesses priced out of storefronts are moving there instead, often at a real discount per square foot. If you’re serious about entering this market, talk to someone tracking absorption block by block. That includes space about to hit the market from Three Sisters’ next commercial phase.
