It also means more scrutiny on whether new STR licenses keep pace with new supply. Canmore’s STR market has always operated inside a regulatory framework. A sudden wave of new investor-owned units tends to draw municipal attention toward licensing caps and zoning.

Buy Smart, Not Just Cheap

Treat 2026 as a buyer’s market opportunity with a regulatory asterisk. Confirm the specific unit’s STR license status and zoning eligibility before you commit capital. Don’t assume a building’s STR history guarantees the license transfers cleanly. Skip the temptation to chase the newest inventory just because it looks cheaper per square foot. Units in established STR-heavy zones with a proven rental track record make a far more predictable investment than brand-new units still building their first reviews.
