Most Canmore housing forecasts follow the same formula. Extrapolate recent price trends. Layer on an interest-rate assumption. Land somewhere between modest appreciation and cautious stabilization. Fine, as far as it goes. The 2026 forecasts broadly agree that inventory will keep rising and pricing will hold steady rather than spike. But a townwide price number tells you little if you’re actually deciding where to put capital. The more useful forecast for Canmore right now is geographic, not numerical.

Growth Is Redistributing, Not Expanding

The 2026 forecast themes all point the same direction. Development continues in Three Sisters and Silvertip. Infill construction concentrates in South Canmore, Larch, Lion’s Park, and Hospital Hill. Spring Creek nears full build-out. This isn’t broad growth across a fixed footprint. Population and construction are redistributing toward specific neighbourhoods, many of which still have thin retail and service infrastructure. That redistribution matters far more than any townwide average if you’re planning a commercial move.

Where the Real Opportunity Sits

South Canmore, Larch, and Hospital Hill infill adds households into neighbourhoods that already have some service infrastructure. That means lower opportunity, but also lower risk. Three Sisters adds households into what’s still, commercially, close to a blank slate outside The Gateway node. That means higher opportunity, higher execution risk, and real first-mover advantage for whoever gets there early.

Ask a Better Question

Stop asking whether prices will rise. Ask which neighbourhood is about to cross the population threshold that makes a second coffee shop, gym, or clinic viable. That threshold moment is the real signal, and it happens neighbourhood by neighbourhood, months apart. Keep the segments separate too. STR resale inventory should increase through 2026 as new projects reach occupancy. That could soften short-term rental pricing even while long-term residential holds steady. Don’t let one segment’s forecast bleed into your read of the other.
